One thing I'm seeing consistently in your area right now: properties in the R 9M–12M band are attracting serious buyers, but only when they're positioned correctly from day one.

Overprice by 8% and you lose the first three weeks of momentum — that's when the best buyers are looking. Underprice and you leave real money on the table after 21 years.
