One thing I'm seeing in your area right now: properties above R 9 million are sitting longer on the open market than they were 18 months ago. Not because demand is gone — because the buyer pool at that level is smaller and needs to be reached differently.

Sold a large residential property in a comparable Pretoria suburb last month — owner had held it for over 15 years and was worried about underselling. Hammer price came in at R 10.8 million, above the private-treaty estimate the owner had been given.
