One thing I'm noticing in your area right now: properties on larger stands are moving faster than the market average, but only when they're positioned correctly from day one.

Overprice slightly and the property sits. Once it sits, buyers assume something is wrong — and the eventual sale price drops.

Hi Susan,

Sold a property on a comparable stand in this part of Pretoria last month. Hammer price came in at R 9.1 million — the owner had been quoted R 7.8 million by two other agents.

The difference was the buyer pool we brought to the table, not the property itself.
