One thing I see regularly in this part of Pretoria: properties in the R 8–11 million range sit longest when they're marketed to a general pool instead of a targeted one. Auction conditions right now are pulling serious, pre-qualified buyers into that bracket specifically.

Sold a property last month in a comparable Pretoria suburb — similar size, similar value band. Hammer price came in above what the owner expected after a conventional listing had stalled for four months.
