One thing I'm seeing in this part of Pretoria right now: properties in the R 2.5M–R 3.5M range are moving, but only when they're priced correctly from day one. Overpriced listings are sitting, and the longer they sit, the harder the negotiation gets.

Sold a 3-bed in a comparable part of Pretoria last month — 178 sqm, similar value band. Owner had been nervous about underselling. Hammer price came in at R 3.1 million, above what two other agents had quoted.
