One thing I've noticed in this part of Pretoria lately: properties in the R 2 million to R 2.7 million band are moving, but only when they're positioned correctly from the start. Overpriced by even 5% and they sit. Buyers notice.

The auction route sidesteps that problem entirely — competitive bidding sets the price, not an agent's guess.

Sold a property in a comparable part of Pretoria last month — similar size, similar price band. The owner had held it for over a decade and was worried about underselling.
