One thing I'm seeing in your area right now: properties above R 10 million are taking longer to sell through traditional listings, but the qualified buyers are still there — they're just not browsing portals the way they used to.

Auction and private treaty hybrid routes are closing faster and, in several recent cases, above asking price.

Hi Aguiar,

Sold a large-stand property in a comparable Pretoria suburb last month. Owner had held it for 14 years, similar value band to yours. Hammer price came in at R 11.4 million — above the private-treaty offers he'd already turned down.

The difference was the buyer pool we brought to the table.
