One thing I'm seeing in this part of Pretoria right now: well-held properties — the ones with 10-plus years of ownership behind them — are attracting a different quality of buyer than standard listings.

The auction route in particular is pulling in cash buyers who aren't browsing Property24. That changes the price conversation significantly.

Sold a property last month in a comparable area of Pretoria — similar size, similar ownership profile. Hammer price came in at R 11.4 million. The owner had been quoted R 9.8 million by two traditional agents beforehand.

That gap is not unusual when the right buyer pool shows up.
