One thing I'm seeing in this part of Pretoria: properties above R 10M are sitting longer on conventional mandates — not because buyers aren't there, but because the listing format doesn't reach them.

The auction route at this level brings in a qualified, motivated buyer pool that private listings rarely touch. It also compresses the timeline without sacrificing price.
